1. Legal Fees. Can be as much as 1/2 to 1% of the sale price of the property, but usually between $500 - $1,000 + disbursements. Shop around if you do not have a lawyer who specializes in Real Estate. Kathy can recommend a number of possible lawyers if you do not have one.

2. Disbursements. Includes obtaining City Tax Certificate, City Zoning reports, City Engineering report, Sheriff's Certificate, Registry Office searches, registering deed, registering mortgage, copies, postage, long-distance, etc.

3. Land Transfer Tax. See chart below for City of Toronto Land Transfer Calculations.

4. Survey. If no recent survey is available, a new one will cost about $800 - $1,000. Alternatively, Title Insurance costs about $300.00 and means you often donít need a survey.

5. Adjustments. This could be moneys owing or owed for things like pre-payment of taxes, hydro, gas, fuel oil, etc.

6. Home Inspection. If you elect to have one, it will cost between $300 and $500. Kathy can recommend a number of excellent home inspection companies.

7. Arranging the Mortgage. Usually an appraisal fee of about $200 plus an administration fee of about $200 - $300. An up-to-date survey or title insurance may also be necessary. If you have an existing mortgage, there will probably be a fee to cancel the mortgage (often 3 months interest) so be sure to check with you lender. If you require a high ratio mortgage (CMHC), there will be a fee for mortgage insurance.

8. The Move. Costs can vary greatly depending on the method you use (i.e. renting your own truck, packing yourself, having professional movers do the whole move, etc.). Count on about $200.00 an hour.

9. Home and Property Insurance. You will need insurance on the building and contents, as well as liability insurance.
